Understand your options

Start with your goal.
Understand the tradeoffs.

CNK Financial LLC is a mortgage broker. We help you explore financing through approved lending partners, explain the process, and prepare your file for lender review.

01 / HOME PURCHASE

A home for your next chapter.

Whether you’re buying your first home or making another move, start with a budget that includes the full cost of ownership.

What we’ll discuss

  • Your target payment, available funds, and buying timeline.
  • Down payment, closing costs, property taxes, insurance, and any mortgage insurance or association dues.
  • Available financing based on your credit, income, debts, and the property.
Still looking for a home?

You can start a conversation before choosing a property. An initial review can help you understand your budget and next steps. Any prequalification or preapproval is subject to its stated conditions and is not a final commitment to lend.

Talk about buying a home →
02 / REFINANCING

Review the mortgage you have.

Refinancing replaces an existing mortgage with a new one. The right comparison considers costs and your plans—not just the advertised rate.

What we’ll discuss

  • Your current balance, rate, remaining term, and reason for refinancing.
  • Closing costs, payment changes, and how long you expect to keep the loan.
  • Whether changing the term could increase total interest, even if the monthly payment falls.
Will refinancing save me money?

It depends on the proposed terms, costs, and how long you keep the loan. We can help you compare the new financing with your existing mortgage. Savings and lower payments are not guaranteed.

Discuss a mortgage review →
03 / INVESTMENT PROPERTY

Finance your property plans.

Investment property financing has different requirements from financing a primary residence. Start with the property, your strategy, and the funds available.

What we’ll discuss

  • The property type, purchase or refinance goal, and expected rental use.
  • Available funds for a down payment, closing costs, and reserves.
  • Income, rental documentation, credit, and property requirements for available programs.
What if the property will generate rent?

How rental income is evaluated depends on the loan program and lender. Leases or other property-income documentation may be requested. We’ll confirm program availability and requirements before recommending a specific option.

04 / HOME EQUITY

Consider what your equity can do.

Home equity is the difference between your home’s value and what you owe. Accessing it creates borrowing secured by your home.

What we’ll discuss

  • Your current mortgage, estimated home value, and intended use of funds.
  • Available structures, costs, repayment terms, and how a new loan affects your existing financing.
  • The full cost of consolidating debt, including whether repayment would be extended.
What should I consider first?

Home equity borrowing can put your home at risk if you cannot repay. Replacing shorter-term debt with longer-term borrowing may increase total costs. A home equity loan, line of credit, or cash-out refinance has different features; availability depends on our lending partners and your eligibility.

Your situation comes first. Specific loan programs, assistance options, rates, and terms must be confirmed through an approved lending partner. CNK Financial LLC does not make the lender’s final underwriting or funding decision.

Equity options

Two ways to explore your home’s equity.

Home Equity Loan

A closed-end second mortgage provides a lump sum secured by your home, generally alongside your existing first mortgage.

What to consider: Review the new payment, rate, costs, and repayment term. Your home is collateral and may be at risk if you cannot repay.

Ask Clifton about this program →
HELOC

A home equity line of credit offers access to funds up to an approved limit under the terms of the line.

What to consider: Rates and payments may change. Review draw and repayment periods, fees, and any fixed-rate features. Your home secures the borrowing.

Specialized financing

Different ways to evaluate your situation.

Bank Statement Loans

Options for eligible self-employed borrowers that use bank statements to evaluate qualifying income under program guidelines.

What to consider: These are documented loans. Business history, deposit analysis, credit, assets, and other lender requirements still apply.

Ask Clifton about this program →
DSCR Investment Loans

Investment-property financing that evaluates rental cash flow in relation to the property’s debt obligations under the lender’s formula.

What to consider: For eligible investment properties. Credit, down payment, reserves, valuation, and rental documentation requirements apply; this is not a no-documentation loan.

Doctor Loans

Specialized financing for borrowers who hold an eligible medical or dental professional designation.

What to consider: Professional designation and other lender criteria must be verified. These programs are not available to every healthcare occupation.

Let’s confirm the right fit. Program availability and terms are subject to lender guidelines, Georgia availability, property eligibility, and borrower approval. Additional requirements may apply. Speak with Clifton
From first question to closing

Know what comes next.

Start with a conversation or an online application. Your exact steps and timeline depend on the loan, the property, and lender requirements.

  1. 01

    Share your goals.

Tell Clifton what you want to accomplish, your timeline, and any questions. You can speak with us before applying.

  2. 02

    Start your application.

Use CNK’s ARIVE borrower portal to create your account and provide your information. Applying starts the review process; it does not guarantee approval or lock an interest rate.

  3. 03

    Review options and next steps.

We review the information you provide, discuss potentially available options, and explain estimated payments, costs, and the next steps. Review applicable disclosures carefully and ask questions before proceeding.

  4. 04

    Provide requested documents.

Upload requested records through the borrower portal. We help organize your file and coordinate requests for additional information.

  5. 05

    Complete lender review.

The lender evaluates your application and may request additional documentation. Property valuation, title work, and insurance are coordinated as applicable. The lender makes the final credit decision.

  6. 06

    Prepare for closing and funding.

If approved and closing conditions are met, review your final documents and confirmed funds needed to close. The closing team coordinates signing and the lender’s funding requirements. Funding timing varies by transaction.

A little preparation helps

Your document starting point.

This is a preparation guide, not a requirement to have every document before you contact us or apply. Your lender may request different or additional records.

Commonly requested

  • Government-issued identification.
  • Recent pay statements and applicable W-2s or other income records.
  • Recent bank or asset statements, including all pages when requested.
  • Employment history and information about existing debts.

Depending on your situation

  • Self-employed borrowers: tax returns, business records, or financial statements requested for the program.
  • Purchases: signed purchase contract and earnest-money documentation, once available.
  • Refinances or equity requests: current mortgage statements, insurance, and property information.
  • Investment properties: leases, rental records, and reserve documentation as requested.
Keep financial documents in the borrower portal. Please don’t send Social Security numbers, bank statements, or identification by ordinary email or text. Call Clifton if you need help with an upload.

For most closed-end consumer mortgages, you do not need to provide verification documents as a condition of receiving a Loan Estimate. Learn more from the CFPB ↗

Before you begin

A few helpful answers.

What should I have ready for a mortgage conversation?

Have a general idea of your purchase or borrowing goal, timeframe, income, and existing debts. Documentation requirements depend on the loan program. Clifton can explain what you'll need before you apply.

Can I discuss options before submitting an application?

Yes. Call or email Clifton to talk through your goals and questions before you begin an application.

Is home equity financing right for debt consolidation?

It depends on your circumstances, costs, and repayment plan. Using home equity converts borrowing into debt secured by your home, which can put your home at risk if you cannot make payments. Compare the total costs and terms before deciding.

Does starting an application guarantee approval?

No. Loan availability and approval are subject to lender guidelines, credit review, property requirements, and borrower eligibility. Rates and terms vary by program and may change.
